Seismic Retrofit & BIM Integration for Heritage Tower

The Challenge

The 12-story "Heritage Tower," a protected architectural landmark, required a comprehensive upgrade to withstand Zone 4 seismic activity. The project faced strict constraints: preserving the historic facade, minimizing interior disruption for ongoing tenants, and integrating new structural elements within the existing, complex load-bearing masonry system. Traditional assessment methods were insufficient for the intricate, non-uniform construction.

Our Solution & Process

We deployed a full Building Information Modeling (BIM) workflow from the outset. The process involved:

  1. Laser Scanning & Point Cloud Creation: Capturing millimeter-accurate 3D data of the entire structure, including hidden internal shafts.
  2. Federated BIM Model: Integrating architectural, structural, and MEP models into a single coordinated digital twin to identify clashes and plan reinforcement paths.
  3. Non-Linear Analysis: Using the BIM data to perform detailed finite element analysis, simulating earthquake forces to pinpoint critical stress points in the masonry and foundations.
  4. Steel Exoskeleton Design: Engineering a custom, internal steel frame that connects to key load points, transferring seismic loads without altering the exterior. All components were prefabricated using BIM-derived specifications.
